Manhattan GREAT Initiative

In this age of the "new normal," Manhattan is leading the charge in sustainability by extending its industry-leading Integrated Workplace Management System (IWMS) in a more advanced direction known as Manhattan's Green Real Estate and Asset Technology (GREAT) solution. Manhattan is leading the competition in moving beyond traditional "workplace" management systems to sophisticated "life-cycle" management solutions which allow organizations to analyze and model real estate decisions that ensure the most sustainable, economical and productive facilities are being built and renovated all over the world. This is true for corporate office buildings, labs, stores, warehouses, transportation hubs, manufacturing spaces, multi-family housing, hotels, hospitals, campuses, shopping centers – every type of building, structure and infrastructure imaginable. And these buildings do not exist on the earth in isolation – it is critical that we under- stand the geospatial aspects of each environment.

Manhattan's GREAT approach is based on the belief that sustainability is an underlying functionality that runs through the entire life-cycle of the built environment. Just as financial planning and management tools run through the entire suite of Manhattan products, Manhattan has also developed Environmental Performance Man- agement modules to support sustainability.

Energy Management
ImageUsers can monitor meter recordings and statistics as well as generate a cost comparison analysis using the Manhattan Energy Management module. Readings can be imported through an interface with third party energy systems and be displayed on a Manhattan Dashboard with other key performance indicators (KPIs). The energy management module automates the load and validation of billing data in the standard formats. It allows for the manual update and intervention of billing data and stores scanned copies of billing information. The module captures and amends energy management details, such as supply point, accounts, meter readings (from half hourly up), name, address and degree day information. It validates the current pass through charges on invoices with the option of percentage and value movement and generates pay reporting. The module allows for tenant billing for specified billing periods.

Carbon Footprint Accounting
ImageManhattan has been used to extend KPI analyses to create unique Dashboards to demonstrate a company's carbon footprint performance (CFP) against industry and government benchmarks. The system provides an automated CFP calculator that takes into account the carbon off-set at the building level. This allows rolling values up a hierarchical tree to the level at which organizations wish to set benchmarks and KPIs. The CFP can be broken down by property portfolio, geographical region, individual properties, or energy type. The dashboards and KPIs can be tailored according to an individual's role within the organization. Dashboards and KPIs can also be tailored according to a specific real estate sector – such as corporations, uni- versities, healthcare and retail and shopping centers.

Integration of IWMS & GIS
ImageThe integration of the Manhattan IWMS with ESRI GIS is critical to better managing spatial data and integrating it with other enterprise information systems such as Enterprise Resource Planning, Enterprise Asset Management and other company wide systems. It is also being used for sustainability management applications such as:

  • Grouping multi-building and multi-site work orders by location to reduce transportation and logistics costs, thus reducing carbon emissions
  • Monitoring energy consumption at the room-level, building level, and portfolio level over time
  • Analyzing space occupancy use, space availability, and space optimization across campus and regional extents to enable reduced space requirements, saving both energy and money
  • Conducting building condition assessments, fire safety inspections and asset inventories on handheld, location-aware devices for rapid data capture. This allows for precise location of issues, events, and assets thus supporting visualization, analysis and reporting to ensure building systems are operating at the most efficient levels possible
  • Analyzing and visualizing lease performance metrics across the portfolio regardless of geographic extent, including energy and carbon performance
  • Analyzing and reporting (mapping) compliance with the Americans with Disabilities Act (ADA) and documenting ADA facility and fixture availability across the campus, or portfolio
  • Modeling the impact of proposed use changes on the supporting utility infrastructure
